In this piece, Mr. Mayoral examines Florida’s post-Surfside condominium safety laws, noting that while stronger building oversight is necessary, the original legislative response went too far and too fast. He highlights how sweeping mandates—such as milestone inspections, fully funded reserves, and accelerated deadlines—have led to six-figure special assessments and skyrocketing dues for condo owners across the state. These financial pressures are forcing many retirees and working families to sell their homes or face foreclosure, despite their buildings not being structurally unsafe.
The op-ed also raises concerns about conflicts of interest in the inspection process, particularly when engineering firms that perform mandatory evaluations are also permitted to bid on the resulting repair projects. Mr. Mayoral calls for a smarter, risk-based regulatory framework that considers building age, materials, condition, and location, while protecting affordability for the millions of Floridians who call condominiums home.
