Richard Villalba, Esq. is an attorney at Perez Mayoral, P.A., where he focuses his practice on Community Association disputes, Commercial and Business litigation, and Real Estate matters. Prior to his legal career, Mr. Villalba spent over nine years as a senior-level systems engineer, designing and managing complex IT infrastructure for businesses across South Florida and beyond. That professional background instilled a disciplined, analytical approach to problem-solving — one that demands precision, systematic thinking, and careful attention to detail — qualities he brings to every matter he handles as an attorney.
Mr. Villalba earned his Juris Doctor from Saint Louis University School of Law, where he was awarded a Dean’s Scholarship. He previously graduated Summa Cum Laude from Florida International University with a Bachelor of Arts in Political Science, where he was inducted into Phi Beta Kappa, the nation’s most distinguished academic honor society.
Following law school, Mr. Villalba joined a Miami-based litigation firm where he was entrusted with complex, contested matters from the earliest stages of his legal career. He appeared before the court on dispositive and procedural motions, conducted and defended depositions, coordinated expert witnesses and independent medical examinations, attended mediations, and negotiated resolutions on behalf of clients throughout Florida — demonstrating from the outset the kind of courtroom presence and case management that clients deserve when their home and their rights are on the line.
Mr. Villalba’s legal experience encompasses a broad range of practice areas. While in law school, he was certified by the Supreme Court of Missouri and served as a student attorney in Saint Louis University’s Entrepreneurship and Community Development Clinic, where he counseled clients on the formation of nonprofit organizations and tax-exempt entities. He also clerked at a Miami law firm, where he gained experience in first-party insurance litigation and assisted with all phases of residential real estate transactions. In addition, Mr. Villalba was appointed by Florida’s 11th Judicial Circuit Court to serve as a Guardian ad Litem, representing the interests of children in dependency proceedings before the court.
