A condo association absolutely has the legal right to inspect your unit under Florida Statute Chapter 718, but that right is not unlimited. The association can’t just enter your unit whenever they please—they must make a reasonable request and provide reasonable notice. For example, they can’t demand access at 4:00 a.m. or in the middle of the night. You’re entitled to adequate time to prepare for the inspection. So yes, while they do have inspection rights, those rights must be exercised fairly and within reason. Please give us a call if you have any questions.
