Charles E. Emanuel, Jr. is a Senior Associate with Perez Mayoral, P.A., where he focuses his practice on representing homeowners, unit owners, property owners, and individuals in disputes against homeowners’ associations, condominium associations, and community associations throughout Florida. Drawing upon more than 20 years of legal experience, Charles advocates for clients facing complex disputes involving association governance, covenant enforcement, maintenance and repair obligations, selective enforcement, architectural review disputes, statutory violations, access to official records, construction defects, property damage claims, and other matters impacting homeowners and property rights.
As part of Perez Mayoral’s homeowner representation practice, Charles assists clients through every stage of the dispute process, from pre-suit negotiations and statutory dispute resolution proceedings to litigation, mediation, arbitration, and trial. He understands that disputes involving a person’s home often extend beyond legal issues and directly impact quality of life, financial security, and property values. Accordingly, he develops thoughtful legal strategies tailored to each client’s objectives while aggressively protecting their rights and interests.
In addition to his extensive experience representing homeowners and property owners, Charles represents businesses, entrepreneurs, business owners, and individuals in complex commercial litigation and high-stakes civil disputes throughout Florida. He is a trusted advocate for clients facing sophisticated legal challenges where strategic thinking, practical judgment, and strong advocacy are essential to achieving successful outcomes.
Charles’ litigation experience spans a broad range of commercial and civil matters, including homeowner association litigation, condominium disputes, business and contract disputes, business torts, construction litigation, product liability, catastrophic injury and wrongful death litigation, nursing home negligence, and defamation. Whether negotiating a favorable resolution or litigating through trial, he develops legal strategies that align with each client’s objectives while protecting their long-term interests.
Prior to joining Perez Mayoral, Charles founded and managed The Emanuel Firm, P.A., where he built a successful litigation and business law practice representing businesses, entrepreneurs, nonprofit organizations, and individuals throughout Florida. As both an attorney and business owner, Charles understands the legal and operational challenges clients face every day. In addition to representing clients in complex litigation, he regularly advised business owners and executives on commercial contracts, risk management, corporate governance, employment matters, and strategic business decisions. His experience on both sides of the conference table enables him to provide practical legal advice that balances legal risk with sound business judgment.
Throughout his career, Charles has successfully represented clients in complex matters resulting in multi-million-dollar recoveries through both litigation and negotiated settlements. His representative results include recoveries of $2.7 million against a global tire manufacturer, $2 million and $1.7 million against national media companies, and $2 million against Orange County Public Schools. While every case is unique and prior results do not guarantee future outcomes, these matters reflect his experience handling sophisticated, high-exposure litigation.
Charles has also represented former National Football League players in the NFL concussion litigation and has developed experience advising collegiate student-athletes on Name, Image, and Likeness (NIL) matters.
Before entering the legal profession, Charles played professional football in the National Football League with the Minnesota Vikings, Philadelphia Eagles, and Tampa Bay Buccaneers following a distinguished collegiate career at West Virginia University. The discipline, preparation, and resilience developed throughout his athletic career continue to shape his approach to the practice of law. Clients value his meticulous preparation, competitive mindset, and unwavering commitment to protecting their interests.
Charles has remained committed to leadership and service throughout his career. He previously served as Chair of the West Virginia University Alumni Association Board of Directors, where he helped lead the university’s national alumni organization. He has also devoted many years to mentoring and coaching young athletes throughout Central Florida.
Charles earned his Juris Doctor from Florida Coastal School of Law and his Bachelor of Arts from West Virginia University. He is admitted to practice before all Florida state courts, as well as the United States District Courts for the Northern, Middle, and Southern Districts of Florida.
