If you’re living in an HOA, one of the most important things to remember is that you’ll likely need approval for any alterations you want to make to your property, especially if it involves the exterior, the roof, your backyard, or balcony. Before making any changes, it’s crucial to read the community’s Declaration to understand what requires permission from the association. Another key point to consider is that HOA maintenance can be expensive. Associations often hire multiple vendors to maintain things like landscaping, elevator services, and roof repairs, all of which are covered by homeowner fees. Keep in mind that as maintenance needs increase over time, the HOA budget may go up, which could lead to higher monthly fees for homeowners.
